When You List Your Home

One of the first things that an appraisal will accomplish is making sure that we have the correct square footage.  The square footage on our FMLS Realist report is frequently incorrect.  Additionally, with home prices rising, it always provides insight into the current value of your home.

This also provides your Broker an opportunity to meet the appraiser and to provide comps that accurately reflect the value of your home.  We recently had a home that had gone under contract and appraised for the purchase price, but the contract later terminated. The home went back under contract, we shared the same comps with the new appraiser, and let him know that it had originally appraised for the contract price.  Our second appraisal came in at the same price.
